Terms of Use
Contents
These terms apply to the SOREALTH website and app (the "Platform"), operated by (being updated) (the "Company", "we" or "us"). By signing up, signing in or using the Platform you confirm that you have read, understood and accepted these terms, together with our Privacy Policy and Cookie Policy. The Thai version of these terms prevails.
1. Our service
- SOREALTH is an online platform for finding and listing properties for rent, with decision tools such as maps, neighbourhood information, commute and neighbourhood scores and an AI assistant, plus rental tools: viewings, offers, bookings, online leases, bills and payments.
- Unless stated otherwise, the Company is not a party to any lease and is not an agent of either side. A lease is made directly between landlord and tenant; the Company provides the Platform and collects payments on the landlord's behalf as set out in section 7.
- "Verified identity" and "verified ownership" badges and trust scores reflect the documents we received at the time of review only. They are not a guarantee of a listing or a person. Always check the property and documents yourself before signing or paying.
2. Eligibility and accounts
- You must be at least 20 years old or otherwise of legal age; minors need the consent of their legal representative.
- Your details must be true and up to date. One account per person or company; accounts may not be transferred, sold or shared.
- Keep your password, OTP codes and linked sign-in accounts (Google, Apple, Microsoft, LINE, WeChat) secret. Anything done through your account is your responsibility. Tell us immediately if you suspect misuse.
3. Listing rules
Anyone who lists (owner, attorney or agent) must:
- Own the property or hold written authorisation from the owner to let it.
- Give accurate and truthful information — rent, extra charges (water, electricity, common fees, parking), deposit, size, location and condition. Photos and clips must show the actual property.
- Confirm regularly that the property is still available and close the listing once it is let.
- Follow the applicable laws — see Laws that apply.
Not allowed:
- Properties that do not exist or that you have no right to let, or listings designed to collect money fraudulently
- Bait prices, misleading information, or duplicate listings of the same property
- Daily or weekly stays (under 30 days) run like a hotel without a hotel licence, or in breach of condominium rules
- Illegal, obscene or infringing content, or other people's personal data without permission
- Using a property for illegal activities
We may review listings before publication and may return, re-categorise, suspend or remove any listing that breaks these terms without notice.
4. General rules
You must not:
- Spam, threaten, insult or discriminate against other users.
- Ask for payments outside the Platform in SOREALTH's name — the SOREALTH team never asks you to transfer money to a personal account. Report such requests to us.
- Scrape the Platform, or use other users' contact details for other purposes or pass them on without permission.
- Access the system without authorisation, probe it for vulnerabilities or disrupt it.
- Post false, dishonest or undisclosed paid reviews, clips or comments. Resident reviews must come from people who actually rented the property.
5. Viewings, offers, bookings and online leases
- Viewings, offers and their answers are arranged directly between users.
- Leases made and signed on the Platform are electronic contracts binding under the Electronic Transactions Act B.E. 2544 (2001). The parties must check the contract before signing and are responsible for its terms complying with the law.
- Booking fees and deposits follow the conditions shown during booking and in the lease.
6. Fees and plans
- Searching and basic use are free. Some services, such as property-management or listing plans, have fees shown before payment.
- Recurring plans may renew automatically as shown on the plan page; you can cancel renewal before the next period. Fees paid are non-refundable unless required by law or announced otherwise.
7. Payments through the Platform
- Payments are processed by licensed payment providers. We do not store your card details.
- When a tenant pays rent or charges through the Platform, the Company receives the payment on the landlord's behalf and transfers it to the landlord after deducting the platform fee shown in the system. Payment through the Platform counts as payment to the landlord for that amount.
- Landlords are responsible for their own income tax, land and building tax and other tax duties on rental income.
8. Your content and intellectual property
- You keep ownership of what you upload (text, photos, clips, reviews) and confirm you have the right to it.
- You grant the Company a free, non-exclusive licence to use, copy, resize, translate and publish that content on the Platform and its promotional channels for as long as it is on the Platform.
- The SOREALTH name, logo, the "SOREA" mascot, design and software belong to the Company and may not be used without permission.
9. Decision aids and AI
Travel times, commute and neighbourhood scores, nearby places, third-party ratings and AI suggestions are estimates to help you decide. They may be inaccurate or out of date and are not a promise by the Company.
10. Suspension and closing accounts
- We may suspend or close accounts, remove content or limit use if these terms or the law are broken or fraud is reasonably suspected.
- You can ask to close your account on the "Privacy & my data" page. Records the law requires us to keep (such as leases and payment records) are kept for the legally required period.
11. Limitation of liability
To the extent permitted by law, the Company is not liable for damage caused by other users, inaccurate listings, disputes between landlords and tenants, or events beyond our control. This does not exclude liability arising from the Company's own fraud or gross negligence.
12. Changes to these terms
We may change these terms from time to time. For material changes we will let you know and ask you to accept the new version before continuing. The effective date of the current version is shown at the top of this page.
13. Governing law
These terms are governed by Thai law and disputes fall under the jurisdiction of the Thai courts. If versions in different languages differ, the Thai version prevails.
